Bridging Loans

Bridging Loans provide the borrower with short term finance secured against property assets where mainstream finance is unavailable. This can be due to a property not meeting the banks criteria as a result of;

– being in need of major refurbishment
– the borrowers financial circumstances (e.g. over exposure or credit history)
– timescale (e.g. auction purchase where you have 28 days to complete).

Development Finance

BiG can provide finance to carry out the refurbishment or construction of a project, as well as contributing to the property value/purchase.

The loan cost includes;

– purchase or  value of the property
– purchase costs (stamp duty; introduction fees; legal cost etc.)
– construction/Refurbishment
– sales & Marketing (agents; brochure; show house etc.)
– design Team Fees (architect; engineer; planning; warranty; insurance; S106; Surveyor; building regs. etc.)
– finance (Fees and interest for the loan)
